Offering Memorandum Photography for Commercial Real Estate, Built for the Acquisitions Desk
An offering memorandum has one job: get an acquisitions team to underwrite your asset instead of the other one in their inbox. The photography inside it either supports that or quietly works against it. I have spent over 26 years photographing commercial and institutional real estate across Southern California for owners, developers and capital markets teams, including CBRE, Irvine Company, Cushman and Wakefield, Clune Construction and Rexford Industrial.
This page is about photography made for the deal package specifically: offering memoranda, investment sales flyers, deal rooms, lender packages and annual asset reporting.

“An acquisitions analyst gives your cover image about two seconds. Everything else in the package depends on those two seconds.”
Who This Is For
My commercial clients are capital markets and investment sales brokers preparing a disposition, asset managers refreshing imagery for a recapitalization, developers documenting a completed project for lease up, and institutional owners who need consistent photography across a portfolio rather than a different look from a different vendor at every property.
If you are marketing a single tenant industrial building in the Inland Empire, a multi tenant office park in Irvine, a medical office property in Newport Beach or a multi family asset in Long Beach, the deliverable is the same in structure and different in emphasis.

What Goes Into a Deal Package Shoot
Every offering memorandum assignment is built around the same core deliverable set, adjusted per asset type.
Cover candidates. Three to five frames that work at OM cover size and still read as a single image at email thumbnail scale.
Exterior elevations. All approachable faces of the building, documenting condition, signage, glazing, roofline and recent capital improvements. These are the frames a buyer’s team zooms into.
Site and circulation. Parking fields, drive aisles, truck courts, loading, clear height reference for industrial, and pedestrian approach for retail and office.
Interiors. Lobby and common areas, elevator banks, restrooms and amenity spaces, plus representative tenant suites or spec suites where access allows.
Detail and systems. Recently replaced roof, HVAC, electrical service, EV infrastructure and any capital expenditure the seller wants credited in pricing.
“If your ownership spent two million dollars on capital improvements, the OM should show what that bought.”

Institutional Asset Photography Across a Portfolio
Owners with multiple assets have a different problem. Photography commissioned property by property over several years produces a portfolio that looks like it belongs to five different companies. Inconsistent color, inconsistent angles, inconsistent quality, all of it visible the moment those assets appear side by side in an investor report or a fund overview.
Portfolio work is shot to a documented standard: the same elevation logic, the same interior treatment, the same color handling and the same file delivery structure at every property. New acquisitions get photographed into the existing standard, so the library stays coherent as the portfolio changes.
Timing and Delivery
Investment sales runs on deadlines that do not move. Selects are delivered the same day when the team needs images for a pitch or a broker opinion of value. Full delivery is within 48 hours on standard assignments. Files arrive sized for print OM layout, for the digital deal room and for listing platforms, so nobody on your marketing team is resizing images at 10 at night before launch.

Frequently Asked Questions
What is offering memorandum photography?
It is photography made specifically for the marketing package that sells or recapitalizes a commercial asset. The audience is an acquisitions team, not a consumer. The images have to establish location, scale, condition and tenant quality inside the first three pages of the OM.
How is it different from standard commercial real estate photography?
Standard commercial photography sells a building’s design. Offering memorandum photography sells an asset’s income. That changes the shot list: clean elevations that document condition, parking counts and circulation, signage and tenant identity, loading and clear height for industrial, and a cover frame that reads at thumbnail size in an email blast.
What do you deliver for an offering memorandum?
A cover candidate set, full exterior elevations, aerial context establishing the site within its submarket, interior common areas, representative tenant spaces, and detail frames covering building systems and recent capital improvements. Files come sized for print OM layout and for the digital deal room.
How fast can you turn around images for a listing deadline?
Same day selects for the pitch, full delivery within 48 hours on standard assignments. Broker teams working against a launch date get a delivery schedule in writing before the shoot.
Do you photograph occupied buildings without disrupting tenants?
Yes. Occupied office, industrial and multi-family assets are photographed on a schedule agreed with property management, with tenant notification handled in advance and minimal equipment in common areas.
Which asset types do you cover?
Office, industrial, retail, multi-family, medical office, mixed use and land. Clients include institutional owners, brokerage capital markets teams, developers and REITs across Orange County, Los Angeles and San Diego.
What Clients Are Saying
Real Client Experiences
From commercial and residential photography projects
“Thrilled is a perfect adjective to describe how we feel about your photography. Across a ten property portfolio, your work consistently stands out. Good content with good weather always helps, but the different vantage points, ground level, drone and aerial, along with images taken at different times of day, is a real differentiator.”
Kurt Altvater
Senior Vice President, Capital Markets, CBRE
“Working with Marc on a very high-profile listing in Beverly Hills was an exceptional experience from start to finish. Marc is professional, communicative, and easy to work with every step of the way, and the quality of his photography exceeded my expectations. Marc has an incredible eye for architecture. He captured the building and its surrounding structures in a way I honestly didn’t think was possible, finding angles and perspectives that brought the whole property to life. Marc’s work is simply in a different class from the average real estate photographer, with a level of artistry and precision that sets him apart. I couldn’t be happier with the results and will absolutely be working with him again on future projects.”
