The Process
What to expect from a commercial real estate photo shoot
If you have never booked a commercial real estate photo shoot at the institutional level, the process can feel opaque. Here is how it works, from the first conversation to final delivery.
Phase 1: The Pre-Shoot Consultation and Brief+
Every commercial real estate photo shoot starts with a brief, a structured conversation about what the images need to accomplish, who the audience is and what deliverables are required. Marc will ask about:
- The end use for the images, such as a leasing brochure, investment sales package, broker pitch deck or website.
- The asset class and square footage, which determine the timeline and whether drone or helicopter aerials are warranted.
- The key selling points that make the property competitive.
- The timeline and deadline for final images.
From this conversation comes the shot list, the blueprint for the entire shoot. It covers exteriors, interiors, detail shots and aerials if applicable.
Phase 2: Preparing Your Property for the Shoot+
The difference between a good property prep and a great one shows directly in the final images. A checklist for property preparation:
- Landscaping and hardscape: trim hedges, clean walkways and remove debris.
- Lobby and common areas: remove clutter and temporary signage, with all lights on and working.
- Windows and glass: schedule cleaning for the day before or the morning of the shoot.
- Parking lots and loading areas: clear debris and limit visible vehicles.
- Tenant coordination: if the building is occupied, notify tenants about the schedule.
- Access and logistics: arrange roof access for elevated shots and parking for equipment.
Phase 3: What Happens on Shoot Day+
A commercial real estate photo shoot is methodical. Marc works through the shot list during the best light for each composition:
- Morning: exterior hero shots while the light is directional and warm.
- Mid-day: interiors, including lobbies, amenity centers, conference facilities and tenant suites.
- Late afternoon: west-facing exteriors, and construction progress documentation if applicable.
- Twilight: the hero exterior for most commercial properties, with the building fully lit against a deep blue sky.
Larger properties, campus environments and multi-building portfolios may span a full day or two sessions.
Phase 4: Post-Production and Delivery+
After the shoot, post-production is where raw captures become finished commercial images:
- Color correction and white balance for consistent color across all images.
- Perspective correction, so architectural lines are true.
- Window pulls, blending interior exposures with the view outside.
- Retouching and cleanup, removing temporary elements and visual noise.
Final images are delivered as an organized image library, sized for print, digital campaigns, listings and pitch decks.
How to Get the Most Value From Your Shoot+
- Book the shoot before the marketing deadline, not after.
- Be specific in the brief about the compositions and uses you need.
- Designate one point of contact on site who can unlock doors, turn on lights and make decisions.
- Think beyond the current campaign and build an image library you can draw from for months or years.

“Working with Marc on a very high-profile listing in Beverly Hills was an exceptional experience from start to finish. Marc is professional, communicative, and easy to work with every step of the way, and the quality of his photography exceeded my expectations. Marc has an incredible eye for architecture. He captured the building and its surrounding structures in a way I honestly didn’t think was possible, finding angles and perspectives that brought the whole property to life. Marc’s work is simply in a different class from the average real estate photographer, with a level of artistry and precision that sets him apart. I couldn’t be happier with the results and will absolutely be working with him again on future projects.”
